Not only may this well be a legal requirement, it is also more cost effective in hte long run. For example, would you drive your car until it broke down instead of having it regularly serviced? It is a false economy to do the same with your roller shutter, gate, barrier etc. What starts out as a relatively minor fault, which would be identified with regular servicing, can easily turn into a serious problem. It is a health and safety issue, should any person (or vehicle) become injured due to mechanical or electrical failure.
